CASUAL LETTING
Throughout many years of providing this service to clients, our team has gained the experience and expertise necessary to
find you the best tenant, for the most rent as quick and easy as possible.
Our letting service includes...
1. Photography by a property manager.
2. Photo touch ups.
3. One Listing on Trademe.co.nz
4.Two scheduled viewings per week.
6. Viewing by appointment additional to the two scheduled viewings.
7. Processing applications to find the most suitable tenant.
8. Two credit checks.
9. A bond lodgement form.
10. A completed tenancy agreement.
Our letting fee is a flat rate of $550 +GST. If you pay in advance we will do an initial inspection before your tenant moves in for free, valued at $150 +GST.

CASUAL INSPECTIONS
Through this service offering, you can count on us to carry out your routine inspections with a friendly approach and attention to detail.
We start by arranging access with the tenants. If they can’t be home to meet us, we will ask them to leave us a note, on the kitchen bench top, of anything we need to be aware of.
Upon arrival, we will begin our inspection by noting the exterior of the entrance area. Once we gain access we will note the internal entrance area and work our way through the lounge, dining, kitchen and laundry. We will then check the bedrooms and bathrooms, before we check decks and the back yard. Finally we check the garage before we leave the property.
We will check that your smoke alarms are in the right place. And test them if we can reach them.
We will provide the inspection report in a PDF format and it will include photos as well as a written report with any general maintenance and repairs needed. We will also recommend a course of action if tenants need following up on for any breaches of their tenancy agreement.
Our casual inspection fee is $100 +GST.
